Located along Sarsons Road, this four-unit rowhouse project explores how gentle density can be introduced into a high-end, established neighbourhood through restraint, clarity, and contextual sensitivity. Although zoning permitted greater height, the design intentionally limits the building to two storeys, reinforcing compatibility with surrounding homes and maintaining the familiar scale of the street.
The project balances the need for increased housing with the expectations of its context, offering a premium infill product that blends seamlessly into its surroundings rather than competing with them. A straightforward front-to-back rowhouse arrangement provides efficiency and legibility, while subtle gable roof forms introduce variation, depth, and a sense of individuality for each home without fragmenting the overall composition.
At street level, front-facing garages are discreetly screened with wood slat elements that soften the pedestrian experience while preserving the practicality of direct vehicular access. This layered frontage reduces visual dominance from cars and contributes to a more refined, human-scaled streetscape.
Interior layouts prioritize family-oriented living, with careful attention paid to safety and visibility for both residents and the public realm. Given the steady foot traffic along Sarsons Road—particularly from pedestrians heading toward the nearby beach—the design engages the street through clear sightlines, passive surveillance, and an inviting, well-defined edge. The result is a thoughtful infill development that strengthens the neighbourhood fabric while quietly expanding housing choice.
