At its core, this design is a study in how housing can remain both attainable and architectural. The concept begins with a simple question: How do we create housing affordability without compromising design quality? The answer lies in compact, efficient, and repeatable design—smaller footprints that cost less to build, and that celebrate simplicity rather than hide behind ornamentation.


SNDBOX has worked extensively with the City of Kelowna to develop a series of standardized infill housing designs that balance architectural quality, constructability, and replicability.
These designs form a cornerstone of the City’s fast-track housing program, offering pre-approved models that accelerate delivery of attainable housing while maintaining design integrity and sensitivity to neighbourhood context.
4+2 is tailored to fit typical lane-loaded infill lots in Kelowna (50’ x 120’ ) and designed to be premanufactured as volumetric modular construction, reducing total construction time by approximately one-third compared to conventional methods.
The design includes adaptable material themes that allow for variation in colour and texture while preserving a cohesive and timeless architectural language. The massing and form have been carefully considered to integrate seamlessly into established neighbourhoods, enhancing density without compromising character.
